Oil and gas title work

Oil and gas title work is the record research behind a well: who owns the minerals and the leases in a unit, and what has to be fixed before drilling or paying owners.

Built for a drilling schedule

Oil and gas title work usually has a well, a unit and a date attached. We work with hundreds of landmen around the country, so the tracts in a unit can be run side by side and put in one format. Modern tools do the first pass on reading and sorting the records, and a person checks each runsheet and ownership summary before it goes to your attorney.

What it covers

  • Unit and tract title. Runsheets and ownership for each tract in a drilling or spacing unit, in one layout.
  • Drilling title packets. The materials an examining attorney needs for a drillsite title opinion.
  • Division order title. Updated ownership for paying owners after a well is drilled.
  • Leasehold chains. Leases, assignments and releases traced from the original lessee to the present.
  • Requirements. A tracker for everything the attorney lists, worked through curative until it closes.

From the first search to the last requirement

A well rarely has a single tract. Title work for a unit means many chains, in one or more counties, all due before a drilling date or a first payment. We plan it as one project: a common runsheet format, one list of requirements, and one person who knows where each tract stands.

What to send

  • The unit, tracts or sections, with counties
  • The attorney's name and packet checklist
  • Whether the title is for drilling or for division orders
  • Leases, earlier opinions and any known problems
  • The date the title is needed

This service includes land work in Montana. See the county notes, including Richland County, Montana.

What you get

  • A runsheet and images for each tract
  • An ownership summary by tract and for the unit
  • A requirements tracker with the status of each item

What we do not do

  • We do not write title opinions or give legal advice.
  • We do not decide who the owners are as a matter of law. The examining attorney does.
