Lease acquisition support
We back up the landman or company doing the leasing. That means knowing who to lease, checking the leases that already exist, and handling the paperwork after a lease is signed.
Many counties at once
Leasing projects tend to spread across several counties with a leasing deadline attached. We work with hundreds of landmen around the country, so we can put people in the counties where the work is. Our tools help us check leases against the ownership and keep the status list current, and a person reviews each lease check.
What it covers
- Take-offs. A list of the owners in a tract or unit and what they own, as a starting point for leasing.
- Lease checks. Comparing leases of record against the runsheet: who signed, what land is covered, whether the term has run.
- Lease abstracting. Pulling the key terms out of leases into one table.
- Preparation and recording. Preparing leases, assignments and deeds from the client's forms, and recording them in the right county once signed.
- Tracking. A list of who has been contacted, what has been signed and what is still out.
What this is not
We support leasing. We do not negotiate with owners on a client's behalf unless that is set out in a written agreement, and we do not give owners advice about whether to sign. Anyone we contact should know we are working for a client.
What to send
- The tract or unit and its legal description
- Your lease form and any ground rules for terms
- Any lease or ownership list you already have
- Who at the client approves final documents
What you get
- An ownership take-off in a spreadsheet
- A lease check or abstract table
- Recorded copies and a running status list
What we do not do
- We do not give legal advice or tell owners what to do.
- We do not sign anything for a client.
